Our client is a leading European pension group. Their Hong Kong regional operation targets to increase its investments in Asia real estate and infrastructure. The group's regional focus are in China, Japan, India, Korea, Thailand and Australia making controlled and risk adjusted investments. They are now looking for a research analyst focusing on the Japan real estate market.
Location: Hong Kong
Reporting to : Senior Portfolio Manager ( Asia)
Analyze real estate industry fundamentals, including such factors as supply/demand, replacement costs, valuations and city/sub-market trends.
Keep abreast of macroeconomic views and the impact on the real estate markets and respective sectors.
Provide coverage of companies within sector, which includes analysis of financial statements, knowing managements, familiarity of assets, conducting property tours and modeling/forecasting earnings.
Communicate company and sector information to SPM on real-time basis through verbal and written communication, such as quarterly write-ups.
Make buy and sell recommendations to SPM.
For covered Companies monitor relevant debt markets and report on spreads over benchmark, upgrades and down grades by rating agencies and new issuance.
Create and maintain a database of construction costs across various geographic markets
Cultivate industry contacts outside normal (sell-side and managements) contacts.
Establish relationships with executives and non-executives within constituent companies. Participate in industry functions and groups
Collaborate with all global real estate funds on investment themes and ideas.
Act as a resource to other platforms and functions Promote the companies position in the marketplace.
Maintain Liquid Real Estate Team Internal Presentation and Communication Site
Otherwise fulfill PA obligations under the Investment Process and Investment Management Process.
Qualifications
MBA (Economics) and/or a CFA is required
3-5 years experience in a related capacity
Team player who is a self starter, pro-active and motivated to create positive change
Strong communication and PC skills (English is key and preferably Japanese and/or Chinese)
Strong analytical and problem solving skills
