A client accountant is required to assist in the management and reporting of a property portfolio. Responsibilities include production of monthly reports and investigation of variances. The successful candidate will be a part-qualified accountant who will have strong excel skills, excellent communication and relationship-building skills.

Cardales is a firm of Chartered Surveyors. Cardales’ ultimate parent company Tilney Private Wealth was acquired by Deutsche Bank in December 2006. The responsibilities of this role are to assist in the accounting and control of three funds managed by Cardales as property managers. We now utilise the traditional skill set of the Chartered Surveyor, but focus these skills on the “in-house” property funds to maximise performance, rather than servicing “out-house” clients. There are over 160 commercial properties under management within three funds with total value of £1.5bn and with properties valued between £0.3m-70m. The property accounting function is subcontracted, Cardales reviews the information produced and then coordinates and approves the management accounts produced by the fund administrators.

Job Purpose

Based in the West End servicing a varied portfolio of Property Funds, an exciting opportunity has arisen for a keen client accountant to assist the management and reporting on an established property portfolio. Supporting the Financial and Management accountants, the responsibilities will include production of monthly reports and investigation of variances. The successful candidate will be a part-qualified accountant with an inquiring, analytical mind, have strong excel skills, excellent communication and relationship-building skills.

Key Responsibilities

Reporting to both the Financial Accountant and the Management Accountant. • Prepare monthly rental charge analysis by tenant and legal entity and reconcile to the general ledgers. • Preparation of monthly management reports and summary of leases. • Review and analysis of non-recoverable expenses. • Liaising with the property agents to query rent, insurance and service charge changes. • Review year end service charges, monitor outgoing costs and budgetary control by property. • Ensuring the integrity of the financial data concerning client portfolio’s • Assist with the preparation of the quarterly VAT returns. • Preparation of VAT reconciliations. • Liaison with property accountants, fund administrators, property managers, asset managers and solicitors. • Support the credit collection process. • Assist with the review and challenge of the monthly results produced by Northern Trust and BDO. • Assist in the production of annual budgets and quarterly forecasts. • Providing analysis for the annual audit process. • Deal with queries on residual service charge accounts. • Bank reconciliations. • Incorporating financial data from other managing agents. • Responsible for current and historical TRAMPS PMA database. • Ad-hoc projects.

Core Competences

• Part-qualified accountant. • Commercial Property accounting experience. • Strong Excel and IT skills. • TBS TRAMPS experience. • Organised and practical, with a hands-on approach. • Self-motivated individual with ability to resolve issues. • Good communication skills. • Strong analytical and influencing skills. • Performing to strict deadlines requiring the coordination of numerous third parties.
